12 Steps to buying your home 

Have you been considering buying a new home?  Have you searched the internet, read an ad in your local newspaper, passed a home you liked with a sign on it?  Have you come across a couple of places that you might be interested in?  With the multitude of websites out there, where do you start? 1.  Make sure your ready to buy

Before you start looking for your dream home, let’s find out how big you can dream.  Knowing your true budget is the first and most important step in buying a home.

A home is a big purchase.

How much can you afford?How much will a bank lend you?

The price you can afford to pay for a home will depend on six factors:

Lenders will analyze your income in relation to your projected cost of the home and outstanding debts. This is determined using two lending principals.

  1. Gross Debt (GDS) ratio calculation:  your monthly housing cost should not exceed 32% of your gross monthly family income.
  2. Total Debt Service (TDS) ratio calculation:  your monthly housing costs and payments on all of your other debts (including loans, credit cards and lease payments) should not exceed 40% of your gross monthly income.

3.  Decide what you want to buy.

Deciding where you want to live depends on many factors. You may want to be closer to work, you may want to be closer to your friends and family. You may want to live in a quieter neighborhood. 5.  See what’s out there.

6.  Sell your current homeIs your current home sold?

7.  Add a Lawyer or Notary to Your Team.

Your Lawyer of Notary is part of your teamYou probably have worked with a lawyer or notary in the past. A lawyer or notary will handle all of the documents for the purchase of your home. They will prepare a statement of adjustments which will include the price of the property, property tax adjustment, property purchase tax, amount of deposit and total mortgage proceeds. They will prepare a title search for the property that you are buying and inform you of any problems.  When all is in order, they will register the purchase of your new property and any mortgage with the appropriate government agencies. A lawyer or notary works on your behalf to ensure that everything is handled correctly and promptly.

8.  Make an offer.

You’ve found a home? Congratulations! Now, if you actually want to make it yours, you have to make a successful offer, one that the seller will accept.   RE/MAX ridge-meadows REALTORS® are master negotiators, and will work hard to help you get the best possible price and terms for your purchase.

9.  Arrange a mortgage

A mortgage is the key to ownershipWhen you’re looking for a new mortgage, keep in mind it is kind of like shopping. Not all financial institutions are the same. Some have very competitive interest rates, or may have very favorable terms such as early prepayments.  If you have an established relationship with your bank you may want to talk to them first.  Shop around, your bank may not be the most competitive.

10.  Find a home inspector.

When walking through a home you’d love to buy, it’s hard to put aside your emotions and really ‘see’ what kind of shape it’s in. Now that you are buying, it’s time to see everything. Home inspections rarely cost more than a few hundred dollars, and their service can save you from unpleasant surprises when you move in. Your home inspector is also part of your team

11.  Close the deal.

Offer accepted!!Your offer has been accepted and you can’t wait to move in. These are exciting times, but don’t break out the bubbly just yet. You have to close the deal. Your REALTOR® and lawyer will do most of the closing work, but here’s your checklist.

Closing checklist

Immediately begin satisfying any conditions of the agreement that require action on your part.  Your REALTOR® will fill out the documents stating that the conditions have been satisfied.

The big day arrives  - Deliriously happy and emotionally exhausted, here you are on closing day.  You made it!  Your RE/MAX ridge-meadows REALTOR® is handing you the keys to your new home!!

12.  Move in.
